Tiri Road Masterplan

GCA Studio was commissioned to test the development potential of a Waiheke site. The brief sought a financially viable legacy project for the owner’s family, grounded in responsible development and designed to deliver lasting value to the local community.

The emerging concept centred on a visitor-focused onsen and spa complex, drawing on Japanese bathing traditions. Local, geothermally heated water would be supplemented by secondary systems, potentially including solar energy. A sequence of pools, wellness spaces and supporting visitor accommodation would serve local residents, as well as domestic and international guests. A separately accessed, adults-only spa would provide a more secluded, premium experience within the wider destination.
